What you get

A written comparison, ten business days from written Start Confirmation:

  • Item 7 of the FDD, line by line, against what a build-out of that size actually costs in Dallas-Fort Worth today.
  • The landlord's work letter: what the landlord delivers, what you pay for, and the gap between the two.
  • The brand's design and construction standards, and which ones drive cost.
  • The questions to put to the franchisor and the landlord in writing before you sign.

What to send

  • The FDD (Item 7 at minimum, the whole document is better).
  • The lease or letter of intent, with the work letter or landlord's work exhibit.
  • The brand's design standards or construction manual, if you have them.
  • The space: address, square footage, and whether it is a shell or a second-generation space.

Document only

This is a construction cost review, delivered in writing. It is not franchise advice and not a substitute for the advice of an attorney; it is an educational aid that organizes the questions you bring to the professionals you hire. For the disclosure document itself, the FDD Red-Flag Lens is $99 and the free guide shows the method.

When the review starts

The delivery clock starts with a written Start Confirmation after the scope and fee are accepted, payment is received, all required documents and information are confirmed complete, and delivery capacity is confirmed, including the site-walk appointment when the scope includes one. We confirm capacity before requesting payment. The Start Confirmation states the start date and delivery date. Acceptance alone, invoice issuance, and payment alone do not start the clock.

This review is diligence, not legal advice, and is not a substitute for the advice of an attorney. It organizes the questions you bring to the professionals you hire. Engagement letter on every paid job.
