What you get

Written findings ten business days from written Start Confirmation. A bid cannot be judged without reading what it prices, so the review includes a full read of the drawings and the specification book:

• The exclusions and allowances, in plain language, with a dollar estimate of what each one will cost you when it comes back as a change order.
• Unit prices and markup rates in the contract, and whether they are reasonable for DFW.
• The clauses that cost owners money later: change order pricing, delay, stored materials, retainage release, warranty, termination.
• A short list of questions to put to the contractor in writing before you sign, and the answers you should expect.

Comparing more than one bid?

Two or more bids leveled trade by trade, with a recommendation memo, is the Bid Evaluation package, from $5,000. For one bid and one contract, this review is enough.

When the review starts

The delivery clock starts with a written Start Confirmation after the scope and fee are accepted, payment is received, all required documents and information are confirmed complete, and delivery capacity is confirmed, including the site-walk appointment when the scope includes one. We confirm capacity before requesting payment. The Start Confirmation states the start date and delivery date. Acceptance alone, invoice issuance, and payment alone do not start the clock.
